Why do I have to pay transfer registration fees to Emaar Properties upon transferring my property?

Emaar charge fixed admin fee for AED 5000. This transfer is registered in Emaar’s Property Register and subsequently to be registered at the Lands Department. The fee is part of the administrative charges involved in completing the transaction (This is applicable for Primary Market Transfers only).

What are the documents that are required for a Primary Market Transfer?

  • Application Form.
  • Admin fee of AED 5000.
  • Passport Copy of Transferor & Transferee (with originals for verification)
  • CIS (Customer Information Sheet)
  • Installment Payment Receipts.
  • Original Agreement of Sale.
  • Discharge of mortgage release letter (if property is mortgaged by Transferor).
  • Loan approval letter and loan offer (if property is going to be mortgaged by Transferee)
  • Fees payable to Land Department with Primary Transfers (refer to Primary Transfer Fact Sheet).

How many people need to attend the transfer of my property?

The transfer needs to be attended by the Transferor/s, Transferee/s and their agent / lawyer, if any.

Will Emaar issue me a Visa after I complete the Purchase of my property?

No, Emaar is not allowed to issue any visa’ s any longer. Eligible customers can apply for NOC from Emaar to Dubai Immigration for 6 months multiple entry visit visa subject to terms and conditions.
