Which properties are eligible for registration of land? Properties that are: - Completed.
- Fully paid.
- Handed over.
- Without any outstanding balances for charges such as services, interest and maintenance fees (All due balances should be paid till the end of the current year).

Where can I submit my applications? Property Transfer Department - Sunday to Thursday between 8:00am - 4:30 pm at Emaar Business Park, Building 1, Ground Floor. ^ back to top |

Do I need an appointment, or it is a walk-in procedure? All transactions will be walk-in as Emaar now has the queuing system where the customer can take a ticket and wait for his turn. ^ back to top |

If I don’t register my property now, can I do it at a later stage or is there a deadline? There is no deadline; however it’s mandatory to complete land registration for all completed projects as per Land Department’s law. There will be a fine of AED 10,000 applied by Land Department if customers’ fail to register their properties. ^ back to top |

Do I need to go to the land department? No, after submitting the request at Emaar offices, Emaar will complete the process at the Land Department and the purchaser doesn’t need to be present at the Land Department. ^ back to top |

Can I register my property on the same day that I clear my outstanding payments? Yes, you can clear your outstanding payments at the Credit Control Department after which you can proceed to the Property Transfer Department for registering your property. ^ back to top |

A general power of attorney would do? If the general POA specifies the purpose, it can be accepted or else you need a specified power of attorney where it mentions that it is for the purpose of registering the property at the Land Department. ^ back to top |

There is no UAE embassy in the place where I live. How can I attest the power of attorney? The POA should be attested by a government authority in your country and then it has to be attested by the UAE Embassy / Consulate in the same country and then the UAE Ministry of Foreign Affairs in Dubai. Alternatively, you can get the POA attested by your Embassy / Consulate in the UAE and the UAE Ministry of Foreign Affairs in Dubai. ^ back to top |

Can mortgaged properties be registered? Yes; it follows the same process and requirements of non mortgaged properties; except a NOC from the Financial Institution addressed to Land Department will also be required. ^ back to top |

Are there any forms to be filled? Yes, there are 2 forms: - Customer Information Sheet: where the customer has to fill all the information about the owners of the property, sign it and present it along with the required documents.
- Declaration of Name and Ownership: where the customer has to certify his full name (No Initials to be used) and if there are joint owners to declare the percentage each owner has as per their agreement.

What are the registration fees? The registration fee 2% of the contract value plus AED 315, as per the sale agreement signed between the Vendor and purchaser. If property is mortgaged; mortgage fee 0.25% of the mortgaged value plus AED 10 is applicable. ^ back to top |

The customer will have to proceed with the transfer through the Land Department.
