Can the Purchaser alter the internal structure of his Villa / Unit?

The Purchaser would need to seek permission from the Development Department at Emaar Properties.

What recourse can a landlord take against his/her delinquent tenant if the villa/apartment is not registered in the Lands department?

The Landlord can approach the Rent Committee and institute eviction proceedings. The Vendor cannot be part of such proceedings as it is not part of the agreement between the Landlord and tenant.

Emaar Properties follows the Sale Agreement strictly in cases of issue of Notices of Termination.

Why we have changed the numbering of the Properties. Would it have impact on title registration?

Numbering would not impact on title registration. The re-numbering was done to break up the projects into smaller zones which would be convenient to service and is in accordance with the Municipality Rules & Regulations.

You can either send us a fax signed by the owner(s) +97 1 4 366 1600 or visit the Emaar Contact Centre or Sales Centre to inform us about the change.

What is the difference between the Principal and Joint owners to the Sale Agreement?

There is no much difference between the Principal and Joint owner as both are considered to be equal shareholders of the property.
